A contractor’s equipment storage yard and associated shop/office is planned for a site off of Boundary Line Lane, west of the intersection with U.S. 11, north of Lexington.
Walter Garrett of Boundary Line Lane LLC appeared before the Rockbridge County Planning Commission on July 8 to request a special exception permit for the contracting business to be located in the general business (B-1) zoning district.
The business is to be developed on two tracts of land – one that is .45-of-an-acre and the other is 1.001 acres. Pallets of stone and other landscaping materials as well as equipment and vehicles will be stored on site. “We’ll move the prettiest stuff up front,” said Garrett.
This is to be the headquarters of a business that has been operating out of his home. He has five employees who will be leaving their personal vehicles on site and transitioning to company vehicles to go to jobsites. He said this is to be a “place where we can store materials and equipment that we use on jobsites as well as have office space, and display material that [will be] for sale to the public.”
Garrett asked for patience regarding the timing and phasing of the proposed development. “Most of the buildout will be done as funds become available,” he said.
Grading, entrances, and gravel for driveways/storage areas will be the first priority, which he hopes to complete in the first few months. Water, power and sewer hookups would follow and buildings would then be constructed.
The Commission recommended approval of the SEP with a timeline of one year to begin construction and five years to have it completed.
